Project Description
GARLAND successfully delivered over 1,000 much needed student accommodation spaces in Dublin at the Kavanagh Court site in Gloucester Place and the Donnelly Centre in Cork Street and 153 spaces in the heart of Galway.
With a total of 603 student spaces, the Kavanagh Court site in Dublin consisted of 17,000m² over seven storeys, dispersed over four blocks, containing a mixture of 4 - 8-bed units. The development also included social spaces such as an onsite gym, cinema, conferencing suites, communal study areas, kitchens and large terraces. The building encloses a central landscaped courtyard which includes a badminton and table tennis area.
GARLAND acted as Assigned Certifier, also providing PSDP Services during Phase 1 of the development which involved the demolition of 18. no light industrial units and the delivery of a design and build student residence complex with associated ancillary accommodation and provision for a café/restaurant.
The project was delivered on an accelerated programme, whereby the original projected finish date was envisaged for November 2017 but was completed three months earlier.
The Cork Street Student Accommodation provides a home for 399 students over 13,131m² and is conveniently located at the Donnelly Centre in Dublin 8. The development is configured over a six and seven storey high building facing onto Cork Street and Brickfield Lane and also includes a retail / cafe unit of 114m² and entertainment areas including a common room, cinema room, communal kitchen space, free on-site gym, study spaces, courtyard and roof terraces.
And finally, Fairgreen Student Accomodation in the heart of Galway City provides 153 new student bed spaces. This 5-storey structure consists of a mix of 3 - 6 bed apartments as well as open-plan studios with a total area of 5,927m², and is conveniently located over the existing Galway Coach Station on Fairgreen Rd. The accommodation is arranged around a landscaped central courtyard, opening up on to a main reception area with other shared social spaces including a cinema.
Given the central location, this was an incredibly challenging build, with works being carried out whilst the live bus termini operated on a business as usual basis at street level.
